808 S. BROADWAY LUXURY APARTMENTS

RES & Associates delivered comprehensive MEP design for the tenant improvement and renovation of an eight-story, 80,000-square-foot mixed-use residential building in Downtown Los Angeles. Converting an older high-rise to luxury residential use meant the existing infrastructure could not carry modern unit loads, amenity spaces, and ground-floor commercial demand.

At the center of the work is a full electrical service upgrade, with new main distribution, house panels, unit metering, and riser design serving all eight floors, plus lighting and power for units, corridors, amenity areas, and ground-floor commercial space. Emergency power, egress lighting, and fire alarm were engineered to high-rise requirements, with mechanical and plumbing distribution coordinated vertically through the $20M renovation.
